Tenant Requirements

NO SMOKING of any kind allowed inside or outside our rental properties.

Applications

An application and a copy of your Driver’s License are required for each occupant 18 years of age and older. There is an application fee of $90, plus a one-time non-refundable processing fee of $10 per application. Application fees are NON-REFUNDABLE if you are denied tenancy.

Credit/Criminal Background Screening

You must have a credit score of 600 or higher to qualify for one of our rental properties. Credit and criminal history will be obtained. Texas Property Code – PROP § 92.3515, At the time an applicant is provided with a rental application, the landlord shall make available to the applicant printed notice of the landlord’s tenant selection criteria and the grounds for which the rental application may be denied

Income Qualifications

Your gross income must meet or exceed 3 times the rental amount. We will need two months of your most recent check stubs and two months of bank statements for verification. Self-employed or retired applicants will need to provide two years of signed tax returns and last 3 months of bank statements for income verification.

Rental History

Please notify your current landlord prior to submitting an application as rental history must be verified.

Security Deposits

Security deposits typically equal one month’s rent but may vary dependent of credit score and rental history.

Animals

No more than two non-aggressive animals allowed with pet screening and owner approval. Exact deposits will be determined by a third party pet screening tool.

Resident Benefits Package

All tenants will be enrolled in our Resident Benefits Package. This includes Liability insurance of $100,000, personal content of $10,000, plus quarterly HVAC air filters. Additional insurance can also be purchased. You may opt out of the insurance portion of the program by providing proof of coverage from a licensed insurance agent of your choice.

Leases

Once your application is approved, there is a one-time Administration fee of $125 associated with each new lease.
